How much potential lies within a large existing apartment? This question stood at the beginning of the feasibility study for an approximately 290 m² apartment per floor in a multi-family building in Amman, Jordan.

As part of the study, we examined how the existing floor area could be transformed into two independent, high-quality residential units — without compromising spatial quality or architectural identity.

The design approach combines functional efficiency with economic added value: through the targeted reorganisation of circulation, zoning and ancillary spaces, two clearly structured apartments emerge, each with generous living and sleeping areas, its own bathroom, and optimal everyday functionality.

The study goes beyond the floor plan alone: it also examined the integration of a lift for a fully accessible building, new technical rooms in line with current requirements, and a revised façade design to enhance the building’s architectural identity.

The result offers the investor maximum flexibility — whether selling the units individually or renting them out. Both options significantly increase the overall value of the property.

Q11 is a typical example of what we call Phase Zero: before a building application is even filed, we use a structured feasibility study to clarify whether and how a project can be realised economically, legally and in urban-planning terms. Especially for international projects like this one in Amman, this preparatory analysis is essential for putting investment decisions on solid ground. It allows risks to be identified early and different variants to be compared objectively.
